SCI , the leading search firm in the real estate industry, is seeking a Chief Investment Officer to join a national real estate development firm, focused on affordable housing/workforce housing , with a history of transacting on over 20,000 units across 14 states. The EVP & CIO will serve as a key member of the executive leadership team, responsible for overseeing and driving the strategic direction of the company’s real estate acquisition, development and construction activities. The company has three regions for development, headed by three Senior Vice Presidents who would report to this position and 25+ employees in the total department. This role reports to the CEO. Position can be based in either DC or NYC office, with hybrid schedule. The candidate will manage and build relationships with key stakeholders, as well as partner with identify new/optimal revenue streams. Key Responsibilities: Strategic Leadership & Vision: Develop and execute the overall development strategy to support the company’s growth and financial goals. Provide visionary leadership for the real estate development function, ensuring alignment with corporate strategy and market dynamics. Market Intelligence & Trends: Stay informed of emerging real estate trends, market conditions, and competitor activities. Leverage market data and analysis to make informed decisions regarding site selection, project design, and business strategy. Executive Reporting & Strategy: Report directly to the CEO and Board of Directors on the performance of the real estate development portfolio, key projects, financial outcomes, and strategic initiatives. Provide regular updates on project milestones, risks, and opportunities. Project Oversight & Execution: Oversee the regional directors and their pipelines, provide executive guidance on resolving issues, work directly with construction management staff to monitor construction and make strategy adjustments as needed. Ensure that projects are delivered on time, within budget, and in accordance with quality standards. Portfolio & Pipeline Management: Manage and expand the company’s real estate development pipeline by identifying new development and market opportunities. Ensure a balanced portfolio that maximizes revenues and mitigates risk. Team Leadership & Development: Build, mentor, and lead a high-performing team of real estate professionals, including regional directors, project managers, architects, construction managers, and external consultants. Foster a collaborative and innovative culture within the department. Stakeholder & Relationship Management: Cultivate and maintain strong relationships with key internal and external stakeholders, including key banks and investors, developers, municipalities, contractors, architects, and legal advisors. Serve as the company’s representative in key real estate negotiations and public forums. Regulatory & Risk Management: Ensure that all real estate development activities comply with local, state, and federal regulations. Identify potential risks related to development projects, legal considerations, and market conditions, and develop strategies to mitigate them. Sustainability & Innovation: Promote and integrate sustainability best practices into real estate development initiatives. Drive innovation in design, construction, and project delivery to enhance operational efficiency and create long-term value. Excellent understanding of all types of affordable housing. Ability to prioritize capital, staff resources and opportunity cost. An ability to call balls and strikes on deals. Diplomatic communicator. Takes accountability. Exceptional listener and judgement. Knows how to delegate, while still prompting thoughtful reflection on key projects issues.
