Internal Audit, Accounting, Tax and Finance Recruitment Leader to the Fortune 500 and beyond in Chicago A fast-growing real estate development and management company specializing in student housing, multifamily properties, and co-living spaces is seeking a Finance Director to lead property-level financial strategy and performance management .
In this hands-on role, you’ll oversee budgeting, forecasting, and financial analysis at the asset level, partnering closely with property managers, asset managers, and development teams to drive operational excellence and portfolio profitability . This is a fantastic opportunity to work within a mission-driven team focused on building vibrant, modern residential communities.
What You’ll Do:
Lead and manage the annual budgeting and monthly forecasting process across the company’s residential property portfolio.
Provide detailed operating performance analysis , identifying trends, opportunities, and risks at the property level.
Develop and maintain property-specific financial models to support leasing strategies, rent optimization, and capital planning.
Collaborate with property management teams to evaluate KPIs , control expenses, and improve NOI.
Support the monthly and quarterly reporting package with detailed variance analysis against budget and prior periods.
Assist with property-level cash flow management , reserve planning, and lender/investor reporting.
Participate in due diligence and onboarding for new properties, ensuring a smooth financial integration.
Help implement or enhance systems and tools for more efficient property-level reporting and decision-making .
What You Bring:
12+ years of experience in real estate finance or property accounting , with a strong emphasis on asset- or property-level financials .
Solid understanding of multifamily or student housing operations and associated financial drivers.
Proficiency with property management software (e.g., Yardi, MRI) and advanced Excel modeling .
Strong communication skills and a collaborative approach to working with on-site and corporate teams.
Experience supporting budgeting, reforecasting, and performance analysis for operating properties.
Bachelor’s degree in Finance, Accounting, or Real Estate required; CPA or MBA a plus .
